- Why do insurers deny mold claims?

- Is there a limit on mold coverage in a Florida policy?
- Very often, yes. Many Florida policies carry a specific mold or fungi sublimit that is far smaller than the dwelling limit, and it can cap remediation well below the true cost of the work. The sublimit is a separate figure from your main coverage, so it is worth locating it in your declarations page before agreeing to any scope of repair.
- Should I remediate mold before the adjuster inspects?
- Stabilize, but do not erase. You are obliged to prevent the damage from worsening, so drying and containment should happen straight away — but remediation that removes the affected material before it has been inspected and sampled destroys the proof of both cause and extent. Photograph and sample first, and keep the removed material where practical.
