- What is the difference between water damage and flood damage?
- It is the direction the water came from, and it decides which policy pays. Water that escapes inside the building — a burst supply line, a failed water heater, an overflowing appliance — is a homeowners claim. Water that rises from outside, including storm surge and groundwater, is flood, and is excluded from virtually every homeowners policy in Florida; that requires separate flood coverage. After a hurricane both can occur in the same house, which is why cause of loss is so heavily contested.
- Does homeowners insurance cover water damage from a leaking roof?
- It depends on why the roof leaked. A roof opened by a covered event such as wind lets in rain, and the resulting interior damage is usually covered.
